a. Can we still reserve a space in the park?

Yes, absolutely.

Upon receipt of your letter of intent, MedZ Sourcing will send you a receipt, and a confirmation number in the queue will be assigned.

Sourcing MedZ may also be able to advise you and discuss with you your installation plan.

The signing of the lease will be mandatory three months before the delivery of space.

b. Specifically, what is delivered to the tenant spaces?

The CasaNearShore park offers tenants office floors in Plug & Play mode (power and data), air conditioning, secure and assorted technical premises cabling cabinets containing computer and electrical distribution; toilets and kitchenettes. The office floors are not partitioned; tenants directly support the facilities, equipment and decorations in their workspaces.

c. How to book extra spaces?

Once your local reserved CasaNearShore Park offers you the opportunity to plan your scalability (needs additional space), to better support your development in the park.

Booking procedures (with or without commitment) are provided with rent in advance on the first case and non-refundable fee in the second case.

These procedures allow you to book modules for a maximum of 12 months (reservation farm) and 6 months (without commitment) or on the same floor in the same building.

As planned deployment of the park, it is possible to reserve space for the following phases through a contractual commitment.

d. What are the main clauses of the lease?

The lease

The duration of the lease is at least 1 year and renewed by tacit agreement. There is no maximum. Clause provides a rent review every 3 years (an increase of between 10 and 13%). The park does not allow creation of goodwill or sublease and even less assignment of lease to third parties.

  • The security deposit

The amount of the security deposit is 3 months rent.

  • The notice period

Notice of six months before the expiry of the period is required for tenants wishing to leave the park in accordance with the contract.

  • The rental price

In the launch phase (Phase 1 Unit 1 and phase 2), the monthly rent of office space is set to 90DH HT m².

Charges

Expenses and maintenance of common areas and facilities as well as the costs of caretaking and cleaning are not included in the price of rent. These charges represent 15% of the rental price excluding taxes.

Private consumption of water, electricity and air conditioning are charged based on meter readings and divisional paid directly to concessionaires Casanearshore Park even if the option of a common meter is selected. In the latter case, the billing will be based on the consumption of each entity (according to internal records metering) in case they can be determined with precision. Otherwise private consumption will be evaluated according to appropriate share.

Taxes

Rents and service charges are subject to VAT.

Taxes urban municipal administration and other expenses shall be borne city corporations. Ideally you should consider that they are similar to those normally be due to any other place in Casablanca. CasaNearShore Park is negotiating with the authorities to explore the possibility of having either an exemption or a global tax for the entire park, which will be reflected in proportion m² occupied by each entity.

The license fee shall be paid by each entity as would be the case in any other place in Casablanca. Same for VAT on goods and services subject to the tax, and in general for all taxes and operating a legal entity.

All taxes will be paid, however, the single window to interact with the different administrations. The stop will be located within the CasaNearShore park and aims to serve you in the manner quickest and best possible.

e. The park offers he managed offices?

CasaNearShore Park will not provide office furniture. Arrangements, decorations and office equipment are supported directly by the companies for their own account.

CasaNearShore Park has preferential agreements with suppliers of office furniture and solutions developers for purchase and rental of furniture that will benefit all entities installed in the park. This offer will be available in the first phase.

f. What type of support the park offers to businesses?

Several services are available to companies established on the site:

  • One-stop administration
  • Support service recruitment
  • Business center

  • A rental management service.

These services are accessible through the "help desk" of the park, whose assistance is offered from 8h to 18h, 365 days a year.

g. What are the characteristics of the telecom infrastructure of the park?

CasaNearShore Park provides infrastructure "carrier grade" of the park. The quality and reliability of the network and services are at international standards.

The reliability of the telecommunications network set up specifically for CasaNearShore Park and the quality of services meet the highest international standards. Companies on site may request the latest value-added services and have bandwidths of broadband, at competitive prices internationally.

The site has a telephone network and IP PBX pooled to serve all companies in the park. 

Telecommunications costs of the park are up to 30% cheaper than the market price.

h. What are the advantages offered by the park on the legal and administrative?

i. What services does the business center offer?

l. How is security ensured on the Park?
